SITE DESCRIPTION

The site contains six parcels and fronts on both College Avenue (210.5 ft) and Howard Street (86.5 ft).

The Howard Street frontage is improved by 28 parking spaces.  The College Street frontage is improved by a 10,200 SF metal structure that was, at one time, used as a shop for ironworks.  The additional property, directly adjacent to parcels 5 and 6, has no street frontage, but contains just over 10,000 SF and will be used for an additional 28 parking spaces.

 

The plan calls for the development of a loft style office and retail complex of 10,200 SF with 56 parking spaces.  One of the proposed spaces is 2,500 SF directly adjacent to 28 parking spaces and would be perfect for a small, neighborhood restaurant with a 900 SF patio, 25 ft. ceilings and a kitchen area directly adjacent to loading, grease trap and garbage area.
