The site has almost 400 feet of frontage on Memorial Drive with two entrances on either side of a creek that runs Northwest to southeast.  There is a 75 ft. stream buffer in DeKalb County, which limits the development to the southwest and northeast portions of the overall site.  DeKalb County and the State of GA allow the developer to construct one stream crossing, with no additional permitting required, other than the normal land disturbance permit.  We believe that a developer could build 30-40 townhomes on the property.
