The site is zoned R5 (Two Family Residential), which is the most dense zoning of the City's single family zonings. A site development analysis has been completed and can be viewed in the Site Plans section.
This was completed by Kronberg Wall Architects who have completed numerous projects in the Old Fourth Ward neighborhood and have conducted many presentations to NPU-M. Kronberg Wall recommends a plan (seen in the Site Plans section) that will allow for six lots, improved by 12 residential units. This plan is subject to a subdivision process only and is not subject to neighborhood approval. It is, however, very much in keeping with the nature and feel of the adjoining properties.
The plan contemplates 12 residences, each with a conditioned space footprint of 884 sf and a garage footprint
of 400 sf with an average size of 2,800 sq. ft. Each residential unit has a 35' height restriction and comes with a detached or attached 2-car garage. Ten of the 12 units designed and contemplated both have front and
back yards.
